    Default Lead gen if you were a realtor.

    Hello, My girlfriend is a realtor and we are trying to brainstorm ways she can get some leads to come in from the internet. She only gets "opportunity time" at least once a week where new call ins to the agency can become her personal leads.

    I was thinking a landing page with a few listings, a little about her, a little about the agency and a simple name, email, phone form.

    Drive traffic through: PPC, SEO, Her existing blog. It shouldn't be to hard to get a high ranking on such a specific search area.

    What would yall reccommend? How do you think this will work?

    I'm actually very close to finishing a website that is going to help real estate professionals get leads online by leveraging their Facebook friends with recommendations. I will PM you once its complete and have her check it out and see what she thinks

    Anyone else willing to lend some advice? I am already helping her with her lead gen page. We are making it with instapage because in my experience the built in SEO thing really works pretty well.

    I guess she could also put the lead gen form on her blog site too.

    Hey whats up Kak.. Well you pretty much have a good starting point with those ideas for driving traffic for your Lead Gen webpage... Here is some other gems and the only thing I can say and I think others will also...is that you will have to "test..test and more testing" until you get a huge funnel of potential clients coming to your site.

    Here is my ideas... Obviously one is content and very good copywriters that can sell your girlfriends services..if you cannot write for yourself then have someone online do it..outsource.

    keep it simple on the web layout..a blog is fine but do try to implement a squeeze page with video and a opt-in box..(just simple)..Your girl could offer a free ebook that provides value to the potential client...dont give them garbage...something real valuable they can implement and get results if they tried... for example the ebook could be a short 5 page on "how to sell your home for top price in less than 30 days" something like that. and once they opt-in then have a "thank you page redirect them to your girlfriends blog site" or other articles that are posted in directories that in return lead back to your blog"

    I forgot to mention on your squeeze page..the title should be attention grabbing.. for example the main squeeze page can say in big red letters " I will sell your home in 30 days or less Or we will buy it for all cash"

    Start posting on forums and get her posting comments on threads that will let her post her sig after a while under her avatar... etc etc//

    Just test test and test man!

    Best way for an agent to get clients is to do open houses, and network with everyone. Also knocking on doors is a good method, can't go wrong with door knocking.

    Internet, meh I don't know a single agent that does so well with it. Well other than picking up relo people once in awhile.

    The best advertising is having your name on the sign in front of a lot of listings and working listing calls. I know an agent that takes home $1m a year if not more in this market by having like 100 listings and milking them. She makes a ton of money. People who call on signs have some interest in purchasing a house, or the ones that come to open houses. This agent is extremely good at converting that interest into sales. I think she made $1.4M last year.

    Little side note.

    I remember seeing ads about how this real estate agent or realtor was a million dollar seller or a 5 million dollar seller etc.

    It wasn't until I got more involved with real estate did I realize that most agents make very little money for a 24/7 job and lots of expenses.

    Well look above 100 listings that had to take years and years and years and a ton of time, sats and sundays tied up with open houses, phone calls all times of day and night and they make a million a year. Imagine what the average first year or even 3rd year agent makes.

    Well she is a first year agent. Hopefully she makes enough sales to finance her lifestyle. I think she needs to open house at least twice a week.

    Yes its a very hard 24/7 business and you can kiss your weekends goodbye. But it can be a very rewarding one as well.

    Most agents make very little money, and the vast majority that start selling don't stick with it. But the good ones really do clean up, at least around here. My friend just walked away with a 2% commission on a $3.7M listing, that was a nice score! Last week she sold three more in the $250k-$600k range and took three more listings.

    Sales are sales, and selling homes be it a $100k one or a $700k take about the same amount of effort. Just the pay off is a bit better on the $700k listing.
