Can you create a free buying guide for the visitors and have them signup, then you would have email, a name, and you could probably ask one or two simple questions, like are you planning on buying the thing in the next 3 months? and maybe what industry are you in? or how many employees? something that the businesses would like to know about the prospects.

If you are listing the business info as telephone and email address could try and get them to set up a unique email address and telephone number (that redirects to theirs) that is listed only on your site.
This way theyll know that any call coming in from that number or email landing in that inbox is coming as a result of your ads. If you want them to see the value in the service it would work, but if you need to track stats yourself this probably wont help much (without you being a middleman and selling the leads)

Well, my site (well i'ts still in progress, but...) lists businesses or better to say people that are selling homegrown food (vegetables, meat, honey etc.) There are really alot of people that are selling this and for starters i would like to make some kind of a online market. Even if 20% of this businesses would pay monthly fee it would be profit.

That looks like something i might be interested in. Any experiences with this phone redirecting? I'm guessing getting number for each business would be expensive?
E-mails i could redirect (or just give e-mail address to each business), but most of people i would be working with are older and not using e-mail.

I could do that, but that would give me e-mails and names for whole site, and i need something for each advertisment page.
