    Default Thought for the day! Are times bad or are they good?

    I am a fan of all kinds of different music. I listen to country, pop, hip-hop, rock, ect. I have always admired Emeimen for being able to accomplish what he has done in an industry that did not really accept him. He is a white rapper??? This seems a little off to me, but he did what he was passionate about and made it work. Below is one of the lines from a song. It has always inspired me. I hope that it inspires you!!!!

    Are we living in a time of misery or a time of great opportunity? I have to admit we have been sitting on the side lines for almost 1 1/2 years. We have survived off of our rental income as the house flipping business was almost dead. I was kicking the can and feeling sorry for my self. Until I thought of the words above. I began to see this picture a little clearer.


    1) Housing prices have plummeted
    2) Stock prices have gone in the toilet
    3) Money is hard to borrow
    4) Consumer confidence is in the tank

    So what does all of this mean? It is time to look for deals. It is time to strap on the helmet and the game is on. We have not seen prices this depressed since the late 80's, and what did that do you ask? It made a lot of millionaires. Now we already have a net worth of several Million, but it is time to get even richer. This is capitalism at it finest.

    Just for all of you action takers out there we are making offers on over $15,000,000 in real estate next week. So is it good or bad? I would say it is GREAT! I hope this helps!

    GOOD TIMES! I agree. We have so many opportunities around us the problem is trying to decide which ones to take advantage of!!

    Key to success is opportunity meeting preparedness. (Is that really a word?) Hope you were prepared.

    First off all. Glad to see ya on here again. I enjoyed your posts in the past.

    2nd, I agree completely. My philosophy has really changed this last year. I would follow like a goat when others fled. Now anytime I see folks fleeing, I start looking at possibilities.

    THANK YOU. What I wanted to hear from some sorta sane people!

    Tony Robbins tells a story:

    One time he had been on stage and had a full suit of knight's armor on stage as a metaphor for the story he was telling. This was in a room full of close to 10,000 people so of course he needed his wireless Microphone to speak so everyone could hear him. Well as he is speaking and moving around he get closer to this suit of armor and his microphone starts feeding back a lot of static. As he walks away the static goes away. He continues on and again comes near the Knight and the static returns. Immediately people start shouting from the audience "It's the knight! Stay away from the Knight!" So Mr. Robbins stops in his tracks and says "Wow... this static is from the Knight? You guys link things up very fast! ... But I'm not convinced..." So he walks away from the Knight, walks towards it again, the static starts again as he gets closer.. so AGAIN he walks away and goes by it again and the static starts again. People are now shouting "see!?! It's the Knight!" and he says "I'm still not convinced!" So he walks towards it again and obviously the static starts up again... but this time as he walked away the static continued... and got worse as he got furthur away from the Knight, so he walked back near the Knight and stood right next to it and the Static STOPPED!

    Obviously people in the audience didn't know what to think. And as Mr. Robbins tells the story he didn't know what to think either! Well turns out after the show he had found out there were police cars outside driving around the neighborhood that were interfering with his signal!

    Why do I even bring this story up? Because I'm sick of hearing "IT" people have been trying soooo hard to find an excuse why something is not working. Well finally you have it.. a word called "recession".

    Let's put it all together now though. Is it POSSIBLE that the house you are trying to sell is not because of the "market" but because it's a piece of !@$# ? Is it POSSIBLE the reason you lost your job is not because of a "recession" but because the company you helped make so efficient now runs more efficiently without you? Is it possible that the reason your business is suffering is because the "lending is tight" or you don't know how to handle a certain mind frame? Is t Possible that the product you are selling, isn't selling, because it's not a good, quality, product, or because people don't want to spend money on that?

    I say once and for all stop blaming the "knight" especially when it's the police cars!

    If we are all truely Proactive, and not Reactive these conversations wouldn't come up.

    So once again reipro. Thank you for shedding more positive light on the "knight" . Rep up!

    I completely agree.

    As a stock market investor,
    I haven't seen these kind of deals in years.
    Valuations make no sense at all.

    I bought a REIT yesterday
    If they liquidated all their hard assets today,
    it would net them three times their stock price.
    Plus they're distributing 44% a year.
    Even with a healthy margin of error
    (real estate prices correcting, cutting distributions in half),
    I simply have to say WTF.

    Sure, the prices could go down more
    but in five years, buyers are going to be laughing.
    I think THIS is the perfect time to create wealth.

    Well, as a procurement analyst,
    you should have a solid base.
    That's a great start.

    Have you went through Russ' goal setting exercises?
    Figured out what game you want to learn?

    (I'm a stock bunny
    but there are others on this board
    more competent in that than I am)

    I've been reading his post about how to start a biz with a little as $3K and I've been thinking about a few opps: (1) i would like get a website where customers can book airline tickets, vacation, car's etc w/ affiliate marketing. (2) A blog w/ am. I'm stuck on content. My problem is I'm not confident about my writing, so I'm thiking that I need to hire a content writer or at least someone to guide my writing. I can splur out alot of words but I want it to engage my readers and make them come back. The topics that I'm usually really into are all in the slow lane, ie. finding jobs, resume review/coverletter, certifications (where to get it), continuing education courses etc. I'm really good at knowing where to find information to help people with advancing their career but this is all slow lane. How do I incorporate my previous knowledge into a fastlane opportunity?

    Most of our target customers ARE in the slowlane
    so supplying them slowlane information or products
    is a great idea.

    YOU and your company need to be fastlane
    (though ironically I am not,
    took me 13 years to make my first million).
    Not your customers.

    Personaly I think the market sucks, and have taken some flack for that. But what the heck, its hard to sell anything, buyers are a PITA, money is tight, whats to like? If I had millions sitting in the bank I'd probably look at it differently, but I don't. I'll have to catch the next recession.

    Still its workable, I'm already starting to think about deal 3 and 4. All you can do is move along. My view is if you can opperate in this environment, well anything else is cake.

    I guess I am going to say it to you again! Find a partner!!!! Find someone who has cash!!!! IF the deal is good the money will follow!!!!! Talk to 50-100 banks someone has money to lend!!!! I quote Henry Ford all the time! "if you think you can or you think you can't your right!"

    You do not think it can be done. Based on history we will not see prices this low for another 20-30 years. You want to wait that long????????

    All my REI friends are in FC or bankrupt and tell me you can,t make money in RE anymore. I don,t say a word, I just go on making a nice living buying,selling and renting. I,m in fl and everyone says REI is dead. IF you buy cheap and sell cheap things move. I just sold two rehabs that were under contract in less than two weeks. The deference between me and my friends is when I started over 10 years ago my living expenses were $2700 a month. They are now $3000 a month. One guy I know went out and got a wife half his age and a 500k house and hot sports car. All 3 are now gone and he is going down fast.
