Due Diligence.
Here's the thing:
The above link is only one of MANY on this topic (google a few more on "due diligence" and read 'em, you'll learn a lot).
Due Diligence, in general, is using the tools available to you in order to answer your questions.
I realize that posting a question on these forums is "using the tools available to you". When you do this, though, you're asking others to take time out of their busy days to answer a basic question that you can find the answer to with a simple google search.
If what you find (or read) from google confuses you, then it might be a good time to ask others here for clarification.
Please note that I'm not trying to discourage anyone from asking questions.
Just the opposite, actually.
I want you to ask *more* questions.
Of yourself.
And of the things you want to learn.
And then, use things like google, your county courthouse, MLS, the county clerk, and thousands of other spots to find your answers--reading and getting answers on your own.
As you get better at this, you will find it's a lot of fun (well, at least most investors think so).
Kinda like being a private investigator for whatever business investment or idea you're looking at.
Due diligence is one of the most powerful elements of successful RE investing.
