Great story. I'm currently working to put together even a 10% downpayment on a multi-unit (as a beginner, seven units might as well be a million right now). Keeping my place at 55 degrees in the winter to save on electricity costs, recycling pop cans to make a few extra cents...it will all be worth it someday. Your story is definitely an inspiration to those who are currently in the same place you started from. As always, a great post!

The idea of planning, to pick an appreciating location to kick start an investing (ocean and sunshine)
The idea of a pursuit of a plan which one partner could not understand (or did not wish to grow or sacrifice) thereby learning about that partner and oneself
The idea of pushing up to a larger scale
The idea of moving to a less appreciating area to shift into more added value
The idea to learn how to delegate to higher standard management
The addiction to repeat the process
Says alot about the journey as well as what was accomplished

It seems like everyone live in Arizona haha. Well, next time something is going on I will be sure to come out. My grandma lives in a Pinnacle Peak subdivision in Scottsdale. SHE IS IN THE FASTLANE! haha.

What path did your grandma take to achieve fastlane status?
When my grandfather died (at the young age of 52) he owned a very reputable construction equipment distributorship called STURWOLD EQUIPMENT Co. here in Elk Grove Village, IL. The company was growing at a rate of higher than 170% a year over a 5 year period when he passed away.
He left the company to my grandma.
Long story short, many "real men" didn't think that a woman could be serious in construction machinery sales. So they reflected their own beliefes and didn't take her seriously (this was awhile ago, women were still looked at as just plain old housewives). This caused her sales to slump so she decided to make the company's assets liquid, all but the building and land.
Today, the huge building is a Porsche distributorship and my grandma collects an extremely handsome cashflow from it. The Porsche guys are great so she can live in Arizona and not have to worry about the building.
That is just a small amount of why my grandma is in the fastlane though.
My grandma is just like my grandpa was. An entreprenuer. She has an amazing ability to invest in blue chip stocks/futures/other stock markets. Her returns average very high, and she invests all the time. It is her favorite hobby. This is why she is in the fastlane. She's 76 and she can invest better than most of the men on wallstreet.

Cool story Steve. I found it to be really down to earth which is extremely helpful. I want to do similar things with real estate like you did once I turn 18. I'm reading "Nothing Down" which seems to be a good book so far but I'll check out the one that you recommend.

Yes, I managed the 4-plex myself. I did most of the maintanance and repairs for the first year as well.
