Stuck in the decision process of "quitting the job or not"

    INTRO
Instead of looking at the IT training as a waste of time, look for ways that training can improve your social media marketing company. It may not be direct. It can make the training a lot more engaging. I'm always amazed at how little companies focus on IT, when poor infrastructure can idle...

    EXECUTION
Interesting to read old goals. I'm simply amazed at how often writing down my goals just once can lead to future success. Back after 13 years and wanting to get around like minded folks again. I always appreciated the thoughtful folks that came through here. Progress update to get myself...

in a rental...what do most view as better..15yr mortgage or 30 yr

    REAL ESTATE
Rick, forgive my ignorance. How does a 15 year help over a 30 year? Payments are higher. I prefer a 30 year because of inflation and cashflow. I don't want my equity tied up. That's the weight to make my leverage work. Its the same reason I no longer pay down principle quicker.

Jill, I couldn't agree more. My 2nd read (although started halfway through) is now about really absorbing the material as I try and open my eyes to the possibilities out there. Jason

    REAL ESTATE
Murph, Montexan is right, your cashflow is far from $700/mo. He is a very experienced income property owner. You must look long term when considering such things. Maintenance and vacancy for starters. Assume 15% total rent for maintenance. Look at many years, furnaces need replaced, roofs...

    HOT!
Gotta say, I will miss interacting with everyone this year. Jen and I made the right decision not to go this year, but it doesn't mean we don't wish we were there.

    Suing my former employer....

Hak, My wife works in HR for a very large HR firm. She gets to do depositions several times a year. Yes, in many cases the company may settle a case rather then go to court. Even if you have no solid facts. Why? It's far more expensive to fight you then to just settle in many cases. There...

    GOLD! HOT!
I finished the book yesterday and would like to give as objective review as possible. I have been on this forum since its founding and read many great things MJ has had to say. That said when I asked for the book for Christmas, I did not have extremely high hopes on its content. This is no...

Anyone bought Real Estate using a personal bank loan? FTB D:

    REAL ESTATE
He's 100% correct. Idle money is wasted fuel. With 125k you can control over 500k of real estate just using conventional loans. Bought properly you can easily get over $1000 positive cashflow on investments and still have plenty of safety reserves. More than enough to cover your mortgage...
