So I got my first couple clients!
Interesting thing is, neither of them are in the market I originally intended. Whereas I was looking for college kids looking to get into a different career, these are older gentlemen looking to shift their career trajectory.
This is good, because they have more money. I think I may need to double the rate for the program just to seem credible.
Neither of them came through the adwords campaign, which was a total failure.
End Of March Update:
March was a very slow month and I'm not sure why. The fourth deal I was going to sign didn't pan out. The third deal ended up taking longer to get done than I thought. Once the owner finally vacated I started working on getting someone into the home. I think I made three BIG mistakes with this deal that I have learned from:
1. This home is worth about $85k, I owe 72K on it. It's a good deal, but my expectations were wrong. The other two homes I had were over $125k,
I debated about putting this under real estate, but decided that most of the responses I would get there would be tire kickers.
I have focused solely on Master Lease Options at this point. In January I was able to get two properties through cold calling (which I absolutely hated!). Before the month ended I had placed a lease option tenant in one for $3000 option fee and $70 per month above my rent. I know I pulled the trigger too fast on this buyer. I should have aimed for a higher
Site is 90% done at this point. I am finishing up the look/feel of the site and working on getting the payment processor hooked up. Stripe and possibly paypal look to be the way to go.
I also received print samples from my supplier and they looked great.
Next up is making the artwork. I plan on bootstrapping the artwork myself initially and then hiring it out or creating an affiliate model once profitable (ala threadless or society6).
Sales have just start picking back up very slowly though, I've been brainstorming ways to increase sales because I think I've been doing a pretty good job at marketing so a good amount of people know about the products through word of mouth etc. I've been getting orders but no available cash so they keep putting off but I'm pushing forward things will pick up this month. Have a few ideas up my sleeve.
